Pricing & Fees

Our pricing structure is clear and to the point. Our only tier of service is top-tier, and we provide that to every client.

Account Setup Fee $300

This one-time fee encompasses all of your property’s onboarding documentation, trust account set-up, 24/7 Owner Portal access, and a yearly 1099 tax distribution.

Tenant Placement Fee

This is an annual* fee encompassing all of the work that goes into placing the most qualified tenant in your property in the most efficient manner, utilizing strategic marketing. It includes professional real estate photography/videography, marketing, and paid advertising. This fee is calculated at 50% of the monthly rental rate. *This fee is waived for every year an in-place tenant renews their lease.

Monthly Management fee

Our monthly management fee is 10% of the rental rate. This covers rent collection, monthly account reconciliation, coordination of all maintenance and repair requests, routine property checks, all Tenant communication, and any day-to-day miscellaneous management needs.


What does a Property Manager do?

A Property Manager’s job is to make it easy for you to profit from your real estate investment. At Emmantee Real Estate Solutions, that means we handle everything from vetting tenants to managing property maintenance. We handle all tenant communication, create and sign leases, and ensure your property is being maintained to grow your investment. We are the main point of contact for both you and your tenant.

Why do I need a Property manager?

The housing industry is incredibly personal. It’s personal for you, as the property owner, because you want your investment to be treated with care and maintain its value. And for your tenants, it’s personal because they are putting their housing security in your hands!

That’s why it’s so important to hire a Property Manager you can trust. We act as the buffer between you and your tenant, ensuring that any issues can be handled in a respectful, professional manner.

We strive for exceptional client confidentiality. We don’t share your personal information, and we handle all Tenant communication in a timely manner.

And ultimately, it’s one less thing for you to think about in your busy life!

What does property management cost? What fees can I expect?

At Emmantee Real Estate Solutions, we don’t believe in nickel-and-diming our clients, or our tenants. We feel strongly that transparent, ethical pricing practices are key to great relationships and outstanding tenancy.

How are maintenance and repairs handled?

We take maintenance requests and home care very seriously.

If you have trusted vendors you love to use for repairs, just let us know and we’ll be sure to reach out to them should your home need service. Otherwise, we only use licensed and insured vendors specific to the repair needed.

Typically, a tenant will reach out to us with a repair request and we have it handled the same day or within 2 business days, depending on scheduling.

Our goal is to ensure the best, most cost-effective repair. We don’t authorize optional repairs. However, we do relay those optional repairs to you, and allow you to make the decision that is best for you. We do authorize all necessary maintenance repairs up to $500. If a repair is in excess of $500 we notify you and come up with a plan to get it done. 

Do you offer discounts for active duty military and veterans?

At this time, we do not offer discounts for active-duty military, veterans, or first responders. As a veteran-owned business, we value the work that you do, and strive to find solutions to make your property investment experience as successful as possible. We’ll work with you every step of the way!
