Our Available Rentals
Our listings are all professionally managed by Emmantee Real Estate Solutions with the goal of providing the highest quality customer service and tenant satisfaction. As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.
Application Criteria and Checklist
Completed Rental Application for the property. All intended occupants 18 years of age and older must complete the rental application.
Current government ID for each applicant 18 years of age and older. (Upload to the application)
2 months of the most recent paystubs or last year’s tax return. (Upload to the application)
Important Note: Proof of gross household income of 3x the monthly rental rate, verifiable by 2 months of the most recent paystubs or last year’s tax return for each applicant is required for approval.
Completed Our Pet Policy Profile for every applicant.(even if you don’t have any pets) Our Pet Policy Profile
Average credit score of all applicants must be at least 650.
Application fees are non-refundable.
Application Approval
Applications are processed in 3-5 business days. Approved applications will be subject to a $200 Lease Administration Fee per lease. All approved applicants will be enrolled in our Renter’s Rewards program and billed at the total cost of $45/month.
Renters’s Rewards
Renters’s Rewards will include credit reporting to all three credit bureaus for timely rental payments, renters insurance with $100,000 liability coverage, pest control through Pest Share, 1x late payment forgiveness up to 3 days, 1x payment forgiveness for non-sufficient funds, discounts on services with preferred vendors, and additional reward points that can be used for the Piñata online store. Tenants that provide their own Renter’s Insurance policy will receive a $9/month discount on Renters’s Rewards.
Pet Policy
Each property may have certain pet restrictions based on owner preference, HOA guidelines, and insurance requirements. We do require that any accepted pet be at least 1 year of age, spayed/neutered, and have a current Rabies vaccine. Every applicant must submit a profile with Our Pet Policy during the application process. Approved applicants with pets are subject to a separate pet addendum.
Security Deposit Alternative
We partner with Obligo to offer qualified Tenants the option to waive their Security Deposit. This helps you reduce your initial move-in costs making moving more affordable. Learn more about Obligo here.
Rental Disqualifications
Incomplete rental application.
Collections and judgments to any Landlords or Property Management companies in the last 5 years
Eviction filings within the last 5 years
Drug crimes, property crimes, and/or felonies in the past 5 years
False information on the application or in documented communication during the screening process, and/or altered paystubs/tax returns.
