Home staging starts with a short phone consultation. If you have a vacant home we can give you a quote over the phone in just a few minutes. If you have an occupied home we’ll schedule a time to meet and go over every detail to ensure you get top dollar for your sale. Our in-person consultations last up to 2 hours, and you receive a full detailed report of how to increase your home value through expert design and furniture placement.

Pricing & Fees

We offer home staging for both vacant and occupied homes. Starting at just $250, we have a variety of package options to help you set the stage for a top dollar sale! Our vacant staging contracts are for 60 days with the option to extend. Our pricing is based on a property size around 2000 sq ft, but is subject to change based on the scope of the job.

Home Staging Services

Vacant Home Staging – $2000

A service to help you overcome the barrier of home vacancy and sell your property for maximum profit.

Vacant homes stay on the market longer and sell at a lower price point. But staging can change that! We focus on creating an incredible first impression as soon as buyers walk through the front door. For vacant homes we recommend staging all the main living areas to include the family room, dining room, kitchen, and primary suite. We do offer staging for additional rooms and exterior spaces at a custom add-on price.

Starts at $2000 for a 60 day contract.

Home Seller’s Ultimate Staging Guide -- $250

A staging option built for the budget-minded home seller.

This service starts with an in-home consultation and ends with a comprehensive, fully-customized guide to staging your home yourself for maximum profit.

Home Staging Essentials -- $700

A staging service built for your last-minute staging needs.

This is an occupied staging using the furnishings and accessories already in the home, and any additional items purchased.

Working off of the “Home Seller’s Ultimate Staging Guide” Molly will come to your home for up to 4 hours to work on staging the main areas of your home: the family room, dining room, kitchen, and primary suite. The goal of this service is to get the main areas of your home photo ready to make a big impact quickly.

This service starts at $700 and includes the “Home Seller’s Ultimate Staging Guide” service.

    Premium Staging -- $900

    An all-day staging home makeover.

    This is an occupied staging using the furnishings and accessories already in the home, and any additional items purchased.

    This is an extended version of our “Home Staging Essentials” package. Molly will spend up to 6 hours staging as many rooms of your home as possible in addition to the main areas (family room, dining room, kitchen, and primary suite).

    This service starts at $900 and includes everything in the “Home Staging Essentials” package.

      Ultimate ‘Staged to Sell’ Service -- $1650 **Best Value**

      A premium home staging service to get you the best possible results.

      This is an occupied staging using the furnishings and accessories already in the home, and any additional items purchased.
      Take the stress out of home staging. With this service, Molly will come in and transform all of the living spaces of your home into a buyer’s dream. This is a 2-day service. We recommend going through this process prior to listing, so that your home is perfectly staged for listing photos and open houses.

      This service starts at $1650 and includes everything in the “Premium Staging” package.

      Occupied Staging Concierge Service -- $75 per hour

      An expert shopper service to set you up for staging success

      Sometimes you need a few extra items to take your staging to the next level. Molly is an expert at sourcing the best items at the most reasonable prices!

      Starts at $75/hr.

We take care of all the planning, installation, maintenance, and destaging to make your home sale a success.

      Why should I stage my home?

      Home staging provides buyers the opportunity to visualize themselves in your home. A staged home makes a stronger first impression with buyers, and often leads to more offers, a faster sale, and higher selling price. In the current real estate market home staging is an essential tool for sellers looking to achieve the highest value for their home.

      Who pays for home staging?

      Home staging is typically paid for by the seller or the real estate agent selling the home. Payment is due in full before services are rendered. For many real estate agents, home staging is part of their listing package. Todd Hennon provides home staging to all of his clients at no cost to them, and as part of his listing package.

       

      Can I live in my house while it is staged?

      Home staging items are best thought of as decorative props. For vacant homes we do require that no one takes occupancy of the home or use any of the furnishings in the home. For occupied staging you can absolutely live in and enjoy your home. We work with you to bring the most value adds to your home that allow you to comfortably live in it through the sales process.

      Are the furnishings for sale to a buyer?

      If you receive an offer on your home that includes some of our furnishings please reach out to us. We are always happy to accommodate buyers that are eager to purchase and there are a variety of ways to work this into a successful contract.

      What if I need to extend my contract?

      That is not a problem. We do require advance notice for renewal and our renewals are based on a 30-day renewal.
